TIPS FOR SERVING THE QUIT OR PAY EVICTION NOTICE






In most states there is no grace period pertaining to the serving of the quit or pay notice. In a few states, you can't serve a quit or pay notice until a certain number of days after rent is due. This document is a quit or pay notice, which can be served by the plaintiff to the defendant not needing a process server. This states how much rent is due as of that date stated on notice.

We like to do our talking with our notices. The quicker you serve your quit or pay notices the better. The quit or pay notice is notarized and is time sensitive. “We mean business”. We like to show the tenant the quit or pay notice when they're signing the lease. Explain that it means I need the rent and you can’t live in the rental unit if you don’t pay the rent. PERIOD.
